Design-Build
By utilizing the design-build process, W. A. Sheets & Sons is brought on board in the early phases of planning for your project. Our team will assist in the selection of an architect that is best qualified to manage your project. When matching an owner with an architect, we will look at the architect’s resume of past jobs, the scope of the project and which firm’s personality would make a nice fit for the owner. A request for proposal is often submitted to qualified firms followed by a series of interviews with the finalists. The owner or owner’s representative is included in the interview process and the final selection.
At W. A. Sheets & Sons, we take this a step further. We are privileged to have on our staff an in-house architect. He fully understands the needs of both the contractor and the architectural firms. Having this resource available enhances communications between all parties and promotes an efficient and detail oriented construction process. He is there to complement the efforts of each party involved in the design-build process.

Construction Management
W. A. Sheets & Sons’ role is to look out for your best interests during each phase of the project. From pre-design, schematics, construction development, bidding to construction and post construction, we will be there to administer and manage the project seeing that your project goals are met. The skills and expertise of our staff is at your side to ensure that your project is on track from start to finish.
Our skills and knowledge gained as a self-performing general contractor offer a distinct advantage over many of our competitors who strictly perform construction management services. Our expertise in key areas such as estimating, material staging, value engineering, construction planning/phasing all add up to broad-based skills providing you with the most efficient delivery of construction services available. Our field staff have earned the respect of subcontractors who know that our team is a hands-on group of professionals who fully understand construction.
W. A. Sheets & Sons is proud to have served as the Construction Manager on many of the most recognized landmarks in Northeast Indiana. It is important to note that we successfully brought in each project under budget and ahead of schedule! Included in this list were public projects such as the Grand Wayne Convention Center, the Allen County Public Library, Memorial Stadium, and the Allen County War Memorial Coliseum Exposition Center.
We have also been privileged to serve as the Construction Manager for the University of Saint Francis on the Pope John Paul II Center, multiple projects at Indiana Wesleyan University, and The Chapel. On non-publically funded projects, we offer our clients the option of subcontracting all trades, or using our team of exceptionally qualified craftsmen to self-perform the construction trades. By using our team, quality and schedules are more effectively managed.
General Contracting
As your general contractor, our team of professionals at W. A. Sheets & Sons will oversee and manage your construction project from beginning to end.
Our staff will consult with your team and the architect to ensure that every detail is covered prior to construction. A clear scope of work and defined responsibilities will lead to an efficient and productive project.
Fine craftsmen will execute the trades that we self-perform such as concrete, masonry, and carpentry. Our database of exceptionally qualified subcontractors will join our team to supplement those areas that we don’t self-perform.
Build-to-Suit/Lease-to-Own
In addition to the aforementioned methods, we recently began offering Build-to-Suit/Lease-to-Own options. This method allows our clients the option of letting us build a structure that meets their needs and leasing it back from us to acquire ownership. This minimizes your initial cash outlay and may be an option you will wish to consider. At the present time, we have a nice piece of property available that would be perfect for such an opportunity at the Interstate 69 exit 102 interchange immediately next to Verizon and across from Lutheran Hospital.
